Mike Wagner | Agent of the Month

Mike Wagner has been recognized for the month of July for his sales success and high productivity. We recently sat down with him to find out how he got his start and how he has accomplished so much success in this market.  Here’s what he had to say…

Real Estate can be a difficult career…what ultimately helped you decide to choose it as your career?

I have always had an interest in Real Estate and I had been wanting to make the career change – it finally came together for me!

Whether you are new to the business or a seasoned agent…tell us when you became licensed and how you did it?

I got my license in August of 2018. I did my course in 2 weekends and took my test 5 days after and passed. I took it as a positive sign to get moving forward!

Real Estate is local…what local community do you have the most success in? Why did you choose it – did it choose you? 

I was a commercial truck manager for Ford for 15 years prior and made a lot of really great connections and did very well at it. I wanted to move into real estate and leverage my connections from my previous job. I was scared to make the change but my mentor Melissa Mayer was there every step of the way and I am very grateful! I feel the most comfortable in Canton where my wife grew up and I have lived for the past 15 years. We have two teenagers at home and have some strong ties to the community!

Some Agents love working with buyers…others with sellers. Tell us a little bit about who you love to work with. 

I am a Marine veteran and I feel very drawn to help fellow veterans achieve their real estate goals and use their VA loan programs. I have had about a split of sellers versus buyers which has made the first year very interesting for me. I think I lean more towards helping buyers finding their new home and I thrive off of there energy and excitement!

There are many areas of Real Estate that a professional can focus on…residential, rentals, commercial. What is your focus? 

I have focused on residential so far to start but I hope to venture into the commercial space as I am comfortable with the commercial clients from my last job.

We all know how important technology is in our day to day lives. How has technology impacted your Real Estate career? Do you use technology in a unique way? If so, tell us about it.

Yes, technology has been so important in starting Real Estate off. I am not the most technical person but I am a fast learner and it has helped in so many ways. In the first couple of months, Chris Pierce and Melissa Mayer were so important in helping me get the right technology in place to launch my career.

Do you use technology to get specific jobs done in your day to day business? What types of tools do you currently use?

I like Dotloop the most out of all the platforms I use. I think it is a game-changer to be able to send for electronic signatures and not have to obtain them in person. I also enjoy using Cloud CMA and RPR.

Almost EVERYONE uses social media in both their personal and professional lives. Do you use both? 

I use social media now more than I ever have for both personal and business. I enjoy Facebook the most but also Instagram and LinkedIn are fun as well. I am on all of these at least a couple times a day.

How important is the lead generation to your current business? How much time would you say you spend on lead generation? 

I have been fortunate so far that all of my clients except 2 have been referrals from my own sphere. I have not had to pay for any 3rd party lead generation sites but staying in touch with my network of contacts or sphere has me very busy. I would say I spend at least 1 day a week on trying to generate leads in some type of way.

Where would you say MOST of your leads come from? 

My referral network and from picking up a couple of buyers at open houses.

Are there any other tools or techniques do you rely on to be GREAT at your job? Is there something special that we don’t know about yet that you would like to share with the company?

I can’t say I am great yet at what I do but if I figure out a secret to it I will be sure to let you know.

Staying up to date in this industry is a constant challenge. How much time do you spend on educating yourself? What do you do to stay up to date in this industry?

I put 2 hours aside every day to just go on and learn something new. I am overwhelmed at home much this industry has to offer.

Do you spend time studying the current Real Estate Market? How do you perform your research? Do you find that being knowledgeable about the market gives you an advantage? If so, how?

Yes, I believe you have to be an expert in knowing the market in your area to succeed. Being able to tell a client about a property that may interest them that they didn’t find themselves builds a lot of value in me as an agent.

What ultimately made you decide to choose our company? When did you join our team?

The freedom of making your own business and just going after it without a corporate big brother telling you what to do all the time. Plus I saw how great and successful the agents were doing and I wanted to be a part of that team. I joined in October and my first Success event was the party at Granite Links and it seemed to just be the right fit all around and great people.

Is there anything in particular that SUCCESS! offers that really works for you and your career?

The commission plan is great after you get your first 10 deals and that can seem to take forever mentally. The freedom of working at your own pace is great as well. The biggest compliment I have is all the staff and support. I’m sure everyone says they are in the best office but the Canton office just seems to be special. Renee Roberts is a great manger and a great broker and everyone in that office is so helpful and works so hard and drives everyone to want to do better. It is nice to know if I am stuck there is someone in that office that has the answer to any situation that comes up. Plus the corporate staff is very helpful and patient and thank you, Jaime, Ellen, Chris, Lisa, and Steve.

What would you say sets SUCCESS! Real Estate apart from other Real Estate Agencies?

I feel the best of the best found each other and we are just heads and tails over our competition. When I interact with other co-broke’s they just don’t impress me as the other Success agents do.

We love working here…Would you recommend SUCCESS! Real Estate to another agent or co-broke? What about our company do you think would or should appeal to other agents?

I would think the freedom and the great splits would motivate a lot of the agents out there.

Real Estate can be a 25/7 job. Many of our agents juggle full-time family and personal lives in addition to running their own real estate business. How do you manage to keep it all together?

I am not sure if it is really all together yet! I have a very supportive wife which is the biggest factor in keeping my success moving forward. She always knows what to say to make me less stressed out or helps me see situations for what they really are.

We would love to know a little bit about you… 

I grew up in a small farming town in Ohio. I met my wife when I was in the Marines right before I deployed to Iraq in 2003. I was lucky enough to come home from Iraq and move to Canton and start a family with her. We have two boys and 2 dogs, 2 Guineu Pigs, and 4 fish aquariums and my wife and kids are trying to convince me they need more pets!

What is your favorite thing to do when you are not selling Real Estate in your downtime?

I love to work out and just be active. I like to golf, go on hikes, and barbeque – I enjoy great food.  I really enjoy the beach and the ocean so I am jealous of the Marshfield office location!  and I love to go to the movies and go shopping really for anything.

Is there anything else that you would like to share with us? 

I like the passion everyone seems to have that works at Success. I look forward to growing every year and just to keep learning the business.

Mimose Valme | Agent of the Month

Mimose Valme has been recognized for the month of June for her sales success and high productivity. We recently sat down with her to find out how she got her start and how she has achieved so much success in this market.  Here’s what she had to say…

Real Estate can be a difficult career…what ultimately helped you decide to choose it as your career?

I chose real estate as my career because I have small children that require my full attention. Working an 8-hour shift does not give me enough time in the day to care for myself and my children.  I looked at different careers – I love to talk to people I thought Real Estate would fit me perfectly.  Being a Real Estate agent gives me the opportunity to meet and talk to all types of people.

Whether you are new to the business or a seasoned agent…tell us when you became licensed and how you did it?

I consider myself new to this industry.  To get my business off the ground the first thing I did was to let EVERYONE know that I am now a professional real estate agent.  I also let them know that I am here to help them with the purchase or sale of their home.  I love working with people and feel like I learn something new from the attorneys, loan officers, and my clients almost every day.  

Real Estate is local…what local community do you have the most success in? 

Because I reside in the Brockton area that is where most of my business comes from – and where I have been most successful. I have lived in Brockton for many years and know the area very well.  I can close my eyes and tell my clients everything about the city from a quiet area to loud area, about the school system – basically anything they would want to know about the area.

Some Agents love working with buyers…others with sellers. Tell us a little bit about who you love to work with. 

I love working with both buyers and sellers. Both have pros and cons – sweet and sour.  At the end of the day it’s all comes down to helping someone to complete a chapter of their life and open another one.

There are many areas of Real Estate that a professional can focus on…residential, rentals, commercial. What is your focus? Why did you choose that type of Real Estate?

For now I am focusing on Residential Real Estate and Rentals because I am still new in this industry.  I have a lot to learn before I another area of focus.

We all know how important technology is in our day to day lives. How has technology impacted your Real Estate career? Do you use technology in a unique way? 

Yes , I use technology for my business! Today just about everyone lives on social media . I use it to share my some of my showings and empty houses and do live videos to explain to others how they can stay connected with everything real estate related.

Do you use technology to get specific jobs done in your day to day business? 

I use Dotloop and RPR to get and to share information with my clients.  I also use social media to share my marketing and to build a relationship with people that I don’t know .

Almost EVERYONE uses social media in both their personal and their professional lives. Do you use both? 

Yes, I do!  I love Facebook because it’s simple, easy to navigate, easy to share information,  and to stay connected with my past clients.

How important is lead generation to your current business?

VERY! I would say I spend probably 10 hours a week lead generating.

Where would you say MOST of your leads come from? 

Most of my leads come from friends and family.

Staying up to date in this industry is a constant challenge. How much time do you spend on educating yourself? What do you do to stay up to date in this industry?

I spend about 10 hours a week on watching videos and reading up about the industry and current market.

We are curious…how did you first hear about SUCCESS! Real Estate?

I Googled every real state firm in my area.  Once I read about them I chose SUCCESS! because the name meant something special.

What ultimately made you decide to choose our company? 

The level of training and support that I receive here.

Is there anything in particular that SUCCESS! offers that really works for you and your career? 

To be honest with you – yes.  The ability to work from anywhere and great commission plans and multiple offices space.

What would you say sets SUCCESS! Real Estate apart from other Real Estate Agencies?

The support team and the commission plans.

We love working here…do you now anyone else that would love it too? Would you recommend SUCCESS! Real Estate to another agent or co-broke? 

Yes , I will recommend SUCCESS! all day and night!

I did one step and time. Family is important and so is my business.

We would love to know a little bit about you… 

I grew up in Haiti and moved here when I was 18 years old to come look for the American dream.  Everybody was talking about but little did I know when I first came here I found the American nightmare. Until I became a Real Estate agent .

What is your favorite thing to do when you are not selling Real Estate in your down time?

When I am not with clients I love to read a good book (Bible) and I enjoy my time with my twin over some grill chicken and red wine. Life is very short I try to enjoy every second and cherish my children while they young.

Is there anything else that you would like to share with us? 

I have to say thank you to everyone including our staff and for providing great customer support to our teams.

AGENT OF THE MONTH | Bob Nash

Bob Nash has been recognized this month for his sales success and high productivity. We recently sat down with him to find out how he got his start and how he has accomplished so much success in this market.  Here’s what he had to say…

Some Agents love working with buyers…others with sellers. Tell us a little bit about who you love to work with.

I like to work with both buyer’s and sellers equally for different reasons. It is fulfilling to help buyers find that perfect home and walk them through the process of making the closing as easy as possible. Helping them avoid the pitfalls of financing and advising them on the pros and cons of each home we walk through. Sellers can be a challenge in a different way. Walking through their family home and pointing out areas that need some attention and also advising them that areas they thought should be changed will not add any value to their bottom line. I think both buyers and sellers are fun to work with but truth and honesty with each other is most important.

Real Estate can be a difficult career…what ultimately helped you decide to choose it as your career?

36 years ago I was working in a restaurant as a waiter, bartender and night manager. It was a fun job but did not hold much of a future for me.  A local Realtor who was a regular customer of mine suggested that I would be a natural for the Real Estate business. I had nothing to lose and everything to gain so I jumped in with both feet. It was one of the best decisions of my life!

What ultimately made you decide to choose our company? When did you join our team?

I wanted to join SUCCESS! for quite some time before I actually did.  When SUCCESS! opened the Marshfield Office is was in.  A lot of my business was from Weymouth and south. The Marshfield office plus the growth of the company convinced me to join. The great reputation of Steve Webster was a bonus!

What would you say sets SUCCESS! Real Estate apart from other Real Estate Agencies?

I think SUCCESS! has the best plan for me and the best commission plan in the business. They have great market share in my market area and a lot of quality agents associated with us.  A lot of signs in my area helps market me and the company before I even meet buyers and sellers! That is very important to me and it should be to every agent.

There are many areas of Real Estate that a professional can focus on…residential, rentals, commercial. What is your focus?

I think Residential Real Estate is the best fit for me. I have done some Commercial Real Estate in the past as well and I will still do it if it comes my way but Residential is where I am most comfortable. If you do your best and serve the needs of your clients and customers, they will refer you to their friends and family. That is the greatest compliment I can receive but it only happens if you do the best you can for them.

Real Estate is local…what local community do you have the most success in?

I try to specialize in the areas that I know. I have lived in Weymouth, Rockland and Brockton. I have worked at offices in Hanover, Braintree and Norwell. I grew up in Weymouth and I have lived there most of the time. In this day and age, I believe that you have to specialize in people’s wants and needs and do your best to help them achieve their goals. Information about different communities is readily available online so Realtors are no longer the keeper of the statistics and homes for sale. I do my best to help buyers and sellers fulfill THEIR goals.

Staying up to date in this industry is a constant challenge. How much time do you spend on educating yourself?  What do you do to stay up to date in this industry?

I attend new seminars about 21E Reports, Social media and different Continuing Ed courses.

How important is lead generation to your current business? How much time would you say you spend on lead generation?

Lead generation now is mostly word of mouth from past clients and customers. After 36 years in this industry, that is where most of my business comes from. Having signs on property helps as well as sending out Just Listed Cards and Just Sold Cards. I also do targeted marketing.

Do you spend time studying the current Real Estate Market?

I try to keep up on the economy, interest rates, different types of creative financing and how the news media can create issues that do not exist. I think just paying attention to the world around you helps. Social media is a great barometer as well.

We all know how important technology is in our day to day lives. How has technology impacted your Real Estate career? 

I think Technology has impacted the Real Estate industry tremendously since I started 36 years ago. When I started, we had to pick up MLS books at the board office twice a month. Now, all information is readily available. I use technology for research and marketing. The day of paper ads is almost over but I still use them for Open House marketing. I think Facebook has changed the industry as well as online sites such as Realtor.com and Zillow.

Do you use technology to get specific jobs done in your day to day business?

My favorite tools are Facebook, Dotloop, Realtor.com. I am just getting into Cloud CMA for flyers. Knowledge is power in this business. Facebook is great for lead generation and keeping in touch with friends. A great help in marketing listings and recent sales.

Are there any other tools or techniques do you rely on to be GREAT at your job?

I send out Red Sox schedules in the spring and Patriots schedules in the fall. An inexpensive way to put your contact information on peoples refrigerators.

Is there anything in particular that SUCCESS! offers that really works for you and your career?

At this point, I am very happy with the company. All the support staff is great, especially Jaime Gallagher and Ellen Lyon.  Jaime and Christine are always there for us as well. Unanswered calls on the weekends are sometime troubling. Jaime does a great job of putting calls on hold. She should be a trainer. The Phone Guru!

What is your favorite thing to do in your downtime? 

I am married and have 4 grown children. I enjoy the outdoors, gardening and spending time with my family and friends. I like to trying new restaurants with family and friends as well as cooking for them. Lately there has not been much down time. I have learned early on, when the market is hot, go with it. There will always be down time.  Lately we are planning more family vacations especially with the grandchildren!

Some Agents love working with buyers…others with sellers. Tell us a little bit about who you love to work with.

If I have to choose it would be sellers. It’s such a joy when you sell someone’s home which enables them to move their life in a direction that they never thought possible. Sharing in their vision of what could be possible from the sale of their home and making that reality is one of the greatest feelings as a realtor.

Real Estate can be a difficult career…what ultimately helped you decide to choose it as your career?

When I first got my real estate license I was fortunate to have owned my own small business which allowed me the financial flexibility to maintain the growth of my real estate business.

Whether you are new to the business or a seasoned agent…tell us when you became licensed and how you did it?

I became licensed 5 years ago. I bought a Groupon online and took the class at Quincy Center.

What ultimately made you decide to choose our company? When did you join our team?

It was a no-brainer! After reading through the materials I knew it was the only choice. The technology and compensation package was my determining factors. I wanted to learn everything I could about real estate by staying on top of technology and education – SUCCESS! Real Estate had all of it.

What would you say sets SUCCESS! Real Estate apart from other Real Estate Agencies?

We are curious…how did you first hear about SUCCESS! Real Estate?

I first heard about SUCCESS! Real Estate after I reached out to my neighbor, Cody Rohland, who I knew worked at SUCCESS! to see how she liked it and why she choose it.

Real Estate is local…what local community do you have the most success in?

The community in which I have the most success would be Hull. I grew up in Hull and had a business there for almost 15 years. I have family that still resides in the area. I feel Hull is a hidden gem and is one of the most affordable seaside communities that is south of Boston. I currently serve on the board of trustees for the Hull Paragon Carousel. It’s a community that I love and will always be a part of.

There are many areas of Real Estate that a professional can focus on…residential, rentals, commercial. What is your focus?

I have experience in residential, rentals and commercial however my focus is mainly on residential. Although my focus is residential, I have several investors that I help manage properties for which include rentals and commercial but my preference would be residential.

We all know how important technology is in our day to day lives. How has technology impacted your Real Estate career? Do you use technology in a unique way?

I constantly brag to clients (and anyone that will listen) that Success! Real Estate is up to date on all the latest real estate technologies. I take classes every few weeks either offered through Success! Real Estate, MAR, PASS, or at law firms to stay up to date on all current laws and trends to keep both myself and my clients in the know.

Do you use technology to get specific jobs done in your day to day business?

Dotloop by far is my favorite tool. I’ve only ever known Dotloop and can’t imagine how any realtor ever functioned without it.

Almost EVERYONE uses social media in both their personal and professional lives. What type of social media do you find to be the most beneficial?

I probably use Facebook the most but do not use it nearly as often as I should for lead generation or to stay in touch with past clients.

Are there any other tools or techniques do you rely on to be GREAT at your job?

I believe what makes me GREAT at my job is that I’m a total “people person” I thrive around people and love to help them. That is why I am constantly educating myself so that I can be as knowledgeable as possible to better assist my clients.

How important is lead generation to your current business? How much time would you say you spend on lead generation?

I have been sending the baseball and football schedules out as well as trying to get one other postcard out a year to my lead generation list. However, I always intend on sending out more!! I probably spend 5 hours a week on lead generation between phone calls, emails, text messages and interactions on Facebook.

Where would you say MOST of your leads come from?

I probably get most of my leads from word of mouth.

Do you spend time studying the current Real Estate Market?

Absolutely!! It is my job to stay on top of the market and know what I’m talking about. I love real estate so staying current with the market is easy. I read newspapers, electronic media and visit all of our realtor boards for the latest information.

Is there anything in particular that SUCCESS! offers that really works for you and your career?

SUCCESS! Real Estate is the whole package! The best part of SUCCESS! is all my co-workers, the other agents are integral in my success. I love that I can pick up the phone, post something on SRE agents only, and/or text a coworker to ask a question and have a response in minutes!

We love working here… Would you recommend SUCCESS! Real Estate to another agent or co-broke?

I always recommend SUCCESS! Real Estate to other agents and co-brokes.

Real Estate can be a 24/7 job. Many of our agents juggle full-time family and personal lives in addition to running their own real estate business. How do you manage to keep it all together?

I have the best family and friends that I can rely on when I need to.

What is your favorite thing to do when you are not selling Real Estate in your downtime?

I love an adventure, I’m a very spontaneous person and you’ll find that I’m up for just about anything!

I enjoy working with both buyers and sellers and I especially love a challenge. I go above and beyond, because if a buyer or seller puts one of the largest sale or purchase in my hands, you betcha I’ll challenge.

Real Estate can be a difficult career…what ultimately helped you decide to choose it as your career?

I honestly only chose to become a REALTOR® because I wanted to control my time and spend as much time with my children while they were growing up.

Whether you are new to the business or a seasoned agent…tell us when you became licensed and how you did it?

Being in the business for 13 years, I consider myself a seasoned Realtor. You ask, “How did i do it” well like anyone else, I just did it!

What ultimately made you decide to choose our company? When did you join our team?

I interviewed with another company and then with Success Real Estate and knew after meeting with Kathy Portway and Todd Webster – this was the place for me.

What would you say sets SUCCESS! Real Estate apart from other Real Estate Agencies?

The company name. Who wouldn’t want to be affiliated with a name like “SUCCESS! Real Estate”  

We are curious…how did you first hear about SUCCESS! Real Estate?

I saw the SUCCESS! Real Estate office in Norton and inquired.

Real Estate is local…what local community do you have the most success in? Why did you choose it – did it choose you? Did you grow up there? Do you currently reside there? Or is just a community that you love? Give us the deets…

I have resided in Norton for almost thirty years and most of my business is in Norton, as I feel it is important to share your knowledge with prospective buyers and or sellers if you live in the community.

There are many areas of Real Estate that a professional can focus on…residential, rentals, commercial. What is your focus? Why did you choose that type of Real Estate?

My main focus is on residential because there is nothing happier than seeing buyers happy at closing and sellers happy because I get them more money!

We all know how important technology is in our day to day lives. How has technology impacted your Real Estate career? Do you use technology in a unique way?

Social media is a huge part of my marketing, BUT, I also make it fun too! I especially love Facebook because it’s a great way to stay in touch with the world! Social Media has made a big part of my business.

Do you use technology to get specific jobs done in your day to day business?

I use MLS everyday (multiple times a day), Facebook Business Page, LinkedIn, Google, Twitter…..I’m everywhere!

Almost EVERYONE uses social media in both their personal and their professional lives. Do you use both? Do you use social media in your professional life to generate leads or stay in touch with past clients? What type of social media do you find to be the most beneficial?

I use all social media personally and professionally. The nice thing is that my clients know I’m a person, have a family and take vacations like the rest of the world. They know I’m not a robot……lol. I have found when you seem to have the same interests with people on social media, they tend to reach out for your services. It’s also great when someone is inquiring for a realtor and your name gets tagged multiple times. It’s important to know if people on social media are referring you, as you want to thank them.

Are there any other tools or techniques do you rely on to be GREAT at your job? Is there something special that we don’t know about yet that you would like to share with the company?

I go to my local coffee shops or lunch shops and just start chatting to people. Don’t be afraid, they won’t bite. I also volunteer at my local Senior Center as well as becoming an official board Member on Council of Aging and I love it and have met a lot of people, as well have received business and referrals.

How important is lead generation to your current business? How much time would you say you spend on lead generation?

Lead generation is very important. My day starts at 7 am and ends at 2 pm unless I have evening appointments. I take Fridays off to rejuvenate for the weekend business.

Where would you say MOST of your leads come from? Do you track where they come from?

I track everything and at this stage in my career most of my business comes from referrals.

Do you spend time studying the current Real Estate Market? How do you perform your research? Do you find that being knowledgeable about the market gives you an advantage? If so, how?

I read articles, watch the news, and chat with REALTORS® on social media.

Is there anything in particular that SUCCESS! offers that really works for you and your career?

I love the fact that there are other offices to use and I have taken advantage of that. The commission is the best (for a reputable company) and it works for me.

I always suggest to co-brokes to at least listen and do your due diligence and you won’t be disappointed by affiliating yourself with SUCCESS! Real Estate

Real Estate can be a 25/7 job. Many of our agents juggle full time family and personal lives in addition to running their own real estate business. How do you manage to keep it all together?

Making specific work days and times gives me more time to be with my family. You can’t just wing it everyday, you MUST set up a work schedule and follow it and you will see how much extra time you have with friends and family. Don’t let clients control you!

What is your favorite thing to do when you are not selling Real Estate in your down time? Are you the outdoorsy type? Do you love music? Cooking? Reading?

In the spring through the summer my husband and I go out on our canoe every Sat morning for a few hours and fish. Every Saturday night is date night for my husband and I. It’s important to make family first in my book.
